Cogent Real Estate have been instructed to sell the virtual freehold interest in a prime warehouse located on Cradley Heath Business Park in Birmingham.

The current owner Kingfisher Industrial have been trading for over 25 years and have asked Cogent Real Estate to undertake a sale and leaseback to help them release capital tied up in the property. Kingfisher, one of the UK’s leading steel fabricators have occupied the property since 2008 and have invested a significant amount of money into the property and therefore wish to remain on site.

Kingfisher are offering to take a 10 year lease subject to a upwards only rent review in year 5 and will pay £165,000 per annum (£4.79 psf).
