Royal London Instructs Cogent Real Estate on Gatwick International Distribution Centre & Trade Park

Royal London have instructed Cogent Real Estate to act on the leasehold disposal of the vacant units at Gatwick International Distribution Centre & Trade Park. The estate comprises 29 trade and industrial units totalling 222,550 sq ft, with unit sizes ranging from 2,552 sq ft to 21,161 sq ft, appealing to a breadth of local and national occupiers. Total site area of approximately 10.6 acres (4.3 hectares) which reflects a site density of 48%.

Gatwick International Distribution Centre was developed in the 1980s and provides 17 units arranged in four terraces totalling 154,100 sq ft, with individual unit sizes ranging from 5,924 – 21,161 sq ft.
Each of the units are of concrete frame construction with brick cladding to the lower half of the elevations and steel cladding to the top, underneath pitched roofs. The majority of the roofs have been over clad in recent years.
The units beneÔ¨Åt from clear eaves heights of 6.99 – 7.48 metres and from electrically operated loading doors leading to dedicated concrete yard areas. The majority of the units also provide integral ofÔ¨Åce accommodation which beneÔ¨Åts from double glazing, Category II lighting, suspended ceilings and air cooling. Access to the estate is provided via Cobham Way.

Gatwick International Distribution Centre Trade Park was developed in the 1980s and comprises 12 units arranged in two terraces totalling 68,450 sq ft, with individual unit sizes ranging from 2,552 – 12,719 sq ft.
The estate is fully self-contained and the units are of concrete frame construction, with steel profi led elevations and pitched roofs. The units benefi t from clear internal eaves heights of 6.47 – 6.99 metres. Each unit benefi ts from an electrically operated loading door leading to a dedicated yard area in addition to tarmacadam car parking areas. Some of the tenants have installed mezzanines and offi ces at their own cost.
There has been a comprehensive phased refurbishment and re-branding across the park in the last fi ve years, which includes repositioning the estate towards trade counter use, overclad roofs, cladding and ‘up and over’ loading doors on all of the units, with Unit 4 undergoing the most recent refurbishment.
